Why A Sunroom

A Room You'll Use Every Day

365 Days A Year

Heated in winter, cooled in summer. Morning coffee in January with sunshine pouring in. No jacket, no bugs, no limits.

Real Square Footage

A sunroom adds livable, conditioned space to your home. One of the best ROI projects for resale, and you enjoy it every day until then.

Built Into Your Home

Not a prefab structure in the yard. We tie the roof, siding, and foundation into your existing home so it looks and feels like it was always there.

Not Sure Which One?

Screen Room vs. Sunroom

Screen Room

vs
Sunroom

Insulated glass, heated and cooled. All 12 months. Adds real square footage. Great if you want a year-round room.

Sunrooms 101

Common Questions

What's the difference between a sunroom and a four-season room?

A sunroom typically refers to a room with lots of glass and natural light. A "four-season room" means it's insulated and connected to your HVAC so you can heat and cool it year-round. We build both, and most customers go with the four-season option.

How is a sunroom different from a screen room?

A screen room has screened walls and is open to the air. It's a three-season space. A sunroom has insulated glass walls, is fully enclosed, and is heated and cooled like any other room in your house. Learn more about screen rooms.

Does a sunroom add square footage to my home?

Yes. A properly built sunroom adds livable, conditioned square footage. Whether it counts toward your home's official square footage on an appraisal depends on local assessment rules, but functionally it's a real room.

Will a sunroom increase my energy bills?

Insulated glass and proper construction keep the impact minimal. Most homeowners see a small increase in heating/cooling costs, similar to adding any room. We use energy-efficient materials to keep it manageable.

How long does it take to build a sunroom?

Sunrooms are more involved than screen rooms. Most projects take three to five weeks depending on size, foundation work, and electrical/HVAC connections. We'll give you a specific timeline at the design session.

Do I need a permit?

Yes. Sunrooms require building permits in most Iowa municipalities because they involve foundation, electrical, and HVAC work. We handle the entire permit process.
